Gosford Hill

    Live Education Redevelopment

     Gosford Hill is a live education redevelopment in Kidlington, Oxfordshire, involving the replacement of the existing school with a new purpose built secondary school. The scheme forms part of the Department for Education’s School Rebuilding Programme and is being delivered on the existing school site through a phased construction strategy, allowing the school to remain operational throughout the build. 


    The initial stages of the project include temporary rehouse arrangements and temporary accommodation to support the continued operation of the school while demolition and construction activities are undertaken. This adds a further layer of complexity, requiring careful coordination of site logistics, pupil and staff safety, segregation, access, sequencing and quality assurance within a live education environment. 


    The approved redevelopment includes construction of a new replacement school with associated landscaping, car parking, reinstatement of the Bicester Road access and demolition of existing buildings. Public project information also confirms that the new school is intended to be more energy efficient and to achieve net zero carbon in operation, with design features including roof mounted solar panels and ground source heat pumps. 


    ITSA’s experience on this project is drawn from direct Clerk of Works and technical site assurance involvement during the live construction phase subcontracted through Beamore Management Ltd. The role includes regular site inspections, quality monitoring, photographic reporting, defect identification, technical observations and liaison with the wider project team to support specification compliance, workmanship quality and progressive assurance.


    From a technical assurance perspective, Gosford Hill demonstrates experience in live education sector delivery where safeguarding, durability, sequencing, fire safety awareness, building envelope performance and internal finish quality are critical. Particular attention is given to temporary accommodation interfaces, site segregation, façade and cladding installation, roofing details, internal partitions, doors and ironmongery, fire stopping awareness, sanitary areas, finishes, services coordination, external works, landscaping and sports related areas.


    As a live project, the focus remains on proactive assurance rather than retrospective defect management. This includes identifying issues early, recording observations clearly, supporting corrective action and helping to maintain a consistent standard of workmanship through to completion and handover.
